Exterior House Painting In Dallas

Exterior Door Painting

Exterior Door Painting. Add some splash to the front of your home.

If you put off painting the exterior of your home this summer, don’t fret. Early fall, not summer, is actually the best time to paint or stain the outside of your house, according to leading brands.

Fall is a great time to paint and caulk your home as the weather in Dallas turns cooler.  The temperature ranges are great, based on manufacture preferred temperature to apply.

If it’s too hot outside, the coating will dry too quickly, leaving behind brush marks, causing blisters and preventing the paint or stain from properly adhering to the surface.

Here are 4 reasons to paint your home this Fall.

Curb Appeal: Make your house stand out.

Make your house stand out.

We all want our homes to look as great as we know they are. The best way to ensure your home makes a lasting impression is to keep the outside looking sharp. A quality exterior paint job is the most important step to creating an overall curb appeal. Make sure you go with a color that best fits your home’s overall aesthetic, and fits nicely with the landscaping of the property.

It’s also a good idea to look at neighboring homes to make sure your new color won’t clash or be too close in color or tone.  For example, two houses with the same color, next to each other could make one look more washed out, depending on the specific colors.

Neutral colors, such as grays, whites, tans, or browns, are always a safe bet. Don’t be afraid of using bold accents on the front door or trim to add a distinct look for your home.

Key in on your door. Painting your front door a vibrant color not only jazzes up your entrance way, but it also adds interest to your entire home, creating a welcoming feel.

Asset Management: Increase its value.

In addition to boosting curb appeal, one of the main benefits of painting your house this fall is the increase in value it can create. Buyers are far more likely to pay a higher price if the house creates a great first impression. Buying a house that requires obvious maintenance can drive down offers significantly.

However, much you pay to have your house painted, you can be sure the results will be worth it. The perception of a house’s beauty skyrockets with fresh paint.  Painting your house is also an excellent choice if you plan on putting your house on the market. The exterior paint on a house also ensures it will look fresh for years to come, which is important in case you choose to sell later.

Security: Protect your home from nature and natural elements.

There are plenty of pests that are naturally drawn to wood. These include yellowjackets, carpenter ants, termites, carpenter bees, powder post beetles, and woodpeckers. Paint makes wood less attractive to insects by masking its scent and detectability.

Insects are also not attracted to paint itself, so it will help deter them from harming your wood by making it an area they actively avoid. This prevents burrowing, nesting and other problems associated with wood-boring pests.

When water gets into the cracks where paint and caulk should be it becomes trapped and when it gets down around freezing it changes from wet to ice.  Ice expands, thus making the cracks bigger.  Not only does paint and caulk help keep out water and insects, it also adds a barrier against wind and cold temperatures.

Asset Maintenance: Repair damage.

All homeowners come to know the lifelong journey of keeping a house from falling apart.

Painting your house not only protects it from the elements, but it also provides you with an intimate look at every square inch of its siding. Having a professional paint your home’s exterior is especially helpful because professional painters understand the ins and outs of the substrate beneath the paint.

That means if there is a problem, you can be sure they will spot it. If, painting your home uncovers a problem, fixing it in a timely fashion will save you from more extensive damage in the future. This is all part of staying on top of maintenance instead of letting it get out of control.  Repainting is a lot cheaper, then replacing or repairing. So when you see signs of wear or the paint is getting old.

How to Tell if Your Home Needs to Be Repainted

There are several important signs that your house’s exterior needs some attention. While you have probably heard of some of them, others may come as a surprise. Regardless, it bears repeating that painting before big problems occur is the best way to keep the cost of repairs down.

However, if problems have already presented themselves, a professional team like Paint Ovations, can fix them and restore your house’s beauty.

The Paint Chips, Flakes or Has Bubbles in It.

Paint is working around the clock to protect wood from extremes in moisture, temperature, solar radiation, wind and particulates in the air. As a result, it eventually wears out. This can manifest as chipping, flaking, bubbling or peeling, all of which are clear signs that the house needs to be repainted.

Note, that these problems are often symptoms of a larger issue such as mold, fungus, or dry or wet rot. This can be the result of weatherproofing that has failed.

If the paint on your house is doing this, you will need to perform prep work before repainting.

Simply painting over old paint that is not bonding to the wood beneath will not fix the problem, and it will often result in a paint job that does not bond. This paint job will not look as good and will need to be redone sooner.

The Caulking Has Grown Hard and Brittle.

Caulk is a critical line of defense against water and insects. Without it, water can infiltrate behind your siding and become trapped, releasing moisture that contributes to mold and rot.  Insects find these holes and cracks and set up a home or worse, a dinner.

How-to test your caulking, simply poke at it and see if it has grown stiff. Hard caulking cannot expand and contract with your house, which is a crucial part of its ability to keep water out. If the caulking is hard and does not depress under your finger at all, call Paint Ovations to reapply it.

The Paint Has Faded Due to Sunlight.

It is common for paint to fade under sunlight, as solar radiation naturally interacts with the paint’s pigments and bleaches the hues. Additionally, dark paint colors will show more visible fading than light ones. However, some shades of paint can morph into other shades due to sunlight. One common victim is the color beige, which UV radiation can transform into pink in no time at all. To ensure paint stays its original color for as long as possible, make sure you choose high-quality paint that is meant for home exteriors.

(See: 10 Reasons to Use High Quality Paints)

The Paint Has Faded Due to Something More Mysterious.

If the paint is fading on the sunny sides of the house, there is no need for alarm. A more concerning alternative, however, is fading paint on the side of the house that doesn’t get sunlight. This can be either a northern exposure or part of the house that is shaded by trees or roof lines. If paint fades under these conditions, it is symptomatic of a faulty vapor barrier or with water infiltrating the siding.

Inspect any such areas for strange stains that seem to have dribbled downward on the siding. A sign of water leakage is if a substance that is water-soluble and meant for the indoors somehow winds up on the exterior. If you are having trouble figuring out the cause, call Paint Ovations to assess the situation.

There Are Cracks in the Stucco or Brick.

If your house is coated with stucco or brick, you may find that cracks appear after a while. This is natural but provided they are not too big, it is probably not time to re-stucco the whole house. Rather, you can save time and lots of money by patching the cracks and then applying a new paint job to the exterior.

If you do try to spot-treat the cracks alone, the paint on these cracks is not likely to match the surrounding paint.  The older paint will have faded and changed color in the sun, this will make it difficult to not have the new paint streaks stand out. By patching and painting the whole house, you will be starting over with a new-looking exterior.

Your House Is Lacking Curb Appeal.

Curb appeal is a buzzword of every realtor.

It is a direct measure of how inviting, beautiful and appealing your home is. This affects how it fits into or stands out from the neighborhood and is directly related to real estate.

If you don’t feel the same spark driving up to your house as you used to, it’s probably because something is lacking that once was there. It’s time to freshen things up with new paint. Similarly, you can often gauge a decline in curb appeal from friends and visitors. If people coming to visit don’t react to your house the way they used to, consider reinvigorating your house’s exterior with a beautiful new coating.

It Has Been at Least Seven Years Since the Last Coat.

Exterior paint has an expiration date, and it’s always wise to heed it. You shouldn’t wait until the paint looks nasty to put on a new coat. By painting your house before the problems are too severe, you are minimizing damage and reducing the amount of time and effort needed to complete the job. As soon as paint starts flaking, chipping or peeling, there is extensive preparatory work that will need to be done before painting can begin. By painting early, you are lowering the overall cost of the job immensely.

Paint Ovations applies high quality Sherwin-Williams paint that have 25 year warranties, and with some products, a lifetime warranty.

Painting Contractor Estimates Dallas Texas

Paint Ovations Paint Estimate Process

Painting Estimate Process of Paint Ovations

To many homeowners getting an estimate is as easy as picking up the phone and calling a local contractor.  But, care should be given prior to making any calls.  A home owner should have a good idea of what they are looking to achieve.  Before a project, they should have the colors narrowed down to a few choices.  For the sake of this article we won’t get into the process of color choices, but we will discuss the estimate process.

Painting Estimating Process

Small Painting Projects

If the project is small or if a homeowner, requests 1 or 2 painters for the day, then I would text the cost via text or email.  If the project takes 5 hours or less (with pictures), our flat fee is 200.00 plus materials. If it is 8 hours or 16 hours, the fee is 280.00 or 560.00 and the client has to provide all materials needed to complete the project.

Most of the time, we require a site visit. WE DO NOT DO DRIVE BY ESTIMATING! We must meet the homeowner in person that is making decisions, on-site where the work is to be performed, we need descriptions of the project, what they want done, and what they expect from the project.

We do not do estimating for rentals unless it’s from a previous client that have used Paint Ovations before and knows our standards for quality. Due to the extreme variance in each project, we do not have a set rate for square footage.  Each project is a custom estimate.

 For Interiors

We meet with the homeowner.  Go over their scope of the project.  We walk the project with the homeowner(s).  Gathering up all of the information on what they want to have completed along with options.  All of our estimates are itemized.

If portions of the estimate are removed for whatever reason, we will revise it and they have to meet the 8 hours per painter criteria since that is what we pay our painters, a minimum of 8 hours of labor per day.

During the estimate, we look for any issues and try to look for the sources that contributed to these issues.  Water leaks or cracks are common, so we find out where and why they occurred. We take the time to educate the homeowner(s) on the issues, the cause and what the various solution options are.

After we do the site visit and gather up all of the information, I will go over the list with the homeowner(s), showing them the different options on the various paints and products that we use.

We prefer to use top of the line paints as we have noticed that even though it costs more, it saves quite a bit in labor costs, it is easier to use and apply, the final appearance is better and the durability and life time value is higher.

Drywall & Drywall Repairs

With any drywall project, I need to do a site visit. Look for all obstructions.  Even examine new framing, if it’s new drywall work and look for issues where additional framing maybe required.  Plus, look for issues in the framing work that could impact the finished product.  Even one stud or joist that is out of alignment can show up at the end of the project.

We also do drywall repairs and sheetrock replacements. Some of them can be 24 feet high which requires the use of scaffolding.  Which adds to the estimate, time to load the equipment in the van, transport it to the job site, and assemble it, tear down, and return the equipment back to storage.

Most of the time, it’s a two-man job just to deal with the scaffolding for safety reasons.  For most repairs, we try to pull out the tape or go into the sheetrock up to ¼ of an inch, put screws in them to stabilize them if possible. We never use mesh tape as this has no strength.  We use either paper or plastic tape, metal corner beads, and metal or plastic bullnose beads.

We also follow all building codes and install either ½ inch or 5/8 inch fire rated sheetrock.  In certain situations, during remodeling, if there are so many holes on 1 wall, we would recommend ripping off the sheetrock and put in a new sheet and be done with it rather than trying to fix every hole from electrical and plumbing work.

We will texture to blend it in with the existing. If necessary, we take the extra step and use a wet sponge to feather out the new texture in certain situations where walls or ceilings have been painted over so many times. We do have an aging process with new textures to make it blend in better. And from time to time, if it’s a massive project, we will rent a texture machine to spray texture for the consistency that we need instead of using a hopper hooked to an air compressor.

Popcorn Ceiling Removal

Paint Ovations removes popcorn ceilings. We want to emphasize that this is a time consuming process. We do cover walls, and spray water on ceilings to soften up the popcorn texture, and it can take several passes until they are sufficiently soaked and ready to scrape off.  Keep in mind that during the process, we can scrape some of that mud off, exposing the drywall joints. Almost always, there isn’t enough skim coats on drywall joints. After all of the popcorn texture has been removed, we let it dry overnight.

Then use our drywall sander attached to a vacuum to sand it down smooth and clean up any remaining debris. We take the time to skim all of the joints, whether they need them or not. We also add more compound in problem areas where there are ridges or bumps.  We will use plastic tape in vaulted ceilings so we can get the nice and straight lines.  It’s extremely critical that more compound is added onto the joints to prevent them from cracking.  Far too often, we get calls from homeowners that have cracks appearing in the joints because the other contractors did not take the time to skim the joints to reinforce them and make them stronger.  It does add to the estimated cost, but it’s more expensive and time consuming in the long term, to redo the work caused by another contractor.

We prefer to do things right so you will never call us back for warranty work.  We also secure loose drywall with screws where we feel that more strength is needed to prevent cracking and callbacks. Once we have skimmed all of the ceilings, we will sand it smooth and use a texture machine to spray the appropriate texture desired by the homeowner(s).  The call backs we get from our customers, are for new work or refer us to family, friends or co-workers.

Faux Finishes

I measure by the square foot and look up recipes that can be between 3 to 15 steps. Some are cheap and some of them are incredibly expensive. It’s very labor intensive and some of the materials are pretty expensive.  They have to be sourced all over the world and ordered from different parts of the US. Most of them are not sourced here in DFW.

Textures

We do apply various types of textures… we can match the existing textures or create new custom textures for you.

Exteriors

Same as interior process, site visit with homeowner(s).  We look for issues dealing with damaged wood or rotted wood.  If possible, we would replace it with James Hardie products. There are certain situations where we have to use the same kind of wood materials and we have to take the time to locate them.

As for composition type materials – we try to avoid them as much as possible and use Hardie products.  Composition type materials are being phased out due to their lack of durability and other issues and becoming more and more difficult to locate those type of materials that match what is on the exterior of the house if composition materials are used.

In some cases, we would recommend caulking all of the 1×4’s to prevent water penetration into the siding where needed. 95% of our exteriors are painted with satin paint for its long-term durability and ease of maintenance.  Our costs are higher because of the quality of paint we use but the cost per year is cheaper as it lasts longer – at least 15 years to lifetime warranty.  This reduces your maintenance costs.

We try to look for issues that contributed to wood damage and either we repair it or have another contractor repair it – roofing or masonry contractor, where appropriate.

Our goal for you is low maintenance costs. From time to time, we may recommend full siding replacement with Hardie products if the existing material is composition or wood, depending on the goals, budget and situation.

Lead bases paint removal in Dallas Texas

Lead based paint removal safety.

Lead Issue

Most prevalent on exteriors prior to 1978.  Going back to 1880 – the chances goes up to 100%.  We will test for lead.

If lead is present in the substrate, several options are available.  If it’s a small area, we can manage it and do not need to report it to the EPA.  If massive amounts of peeling paint with lead is present… it has to be reported to the EPA.

The process is as follows…. Cordon off the area and use plastic to capture the paint chips containing lead. Wear a hazmat suit with gloves and full-face respirator.  The person who has been licensed to do the process is the only one that can do the work. They would scrape at the woodwork and then vacuum all of the dust in the woodwork. Wash it 2x with soap and water and allow to dry. And then prime it with the appropriate primer. NO SANDING IS ALLOWED FOR ANY REASON.

Then vacuum up all of the chips into an HEPA vacuum and throw away the plastic, hazmat suit, chips, etc.at the landfill.

You will be left with an unsightly appearance of cracked paint film everywhere.   Or we can just pull off the wood and replace it with new wood and be done with it.  We prefer to just replace it and make it look like new. Homeowners are required to follow the regulations as well. We are not licensed in lead remediation as we do not have many calls to deal with it. All we do is just replace the substrate with new substrate.

NOTE: There are EPA workers that roam the neighborhoods looking for homeowners and contractors that violate their regulations and can be fined up to $38,000 per day per incident.

Conclusion

We take the time to educate homeowners on issues, options, and various products.  That can meet their budget.  I take all of the meeting information to my office and put it together in Excel spreadsheet for interiors or MS Word for exteriors with various options to choose from.

The process of putting it together can take about 45 minutes up to several hours. There are times when we have to locate the materials or products and get current pricing that we can factor into the estimates.  When the estimates are complete, I sent them via email and follow-up in a couple of days.

We try to be complete with out estimates, so there are no surprises or additional costs.  Our estimates are detailed so the homeowner knows exactly what type of products and materials are used and with doing a detailed estimate, we can get a good time frame, so the homeowner can schedule their time for the project.

If you are in the market for a paint upgrade, a new project or in need of repair, please feel free to call contact Paint Ovations.  We do our very best to provide you great service before, during and after the estimate and project.

10 Reasons to Use High Quality Paints in Dallas, Texas

While it’s nice to save money, there are a few things for which quality should not be compromised for a lower price. Paint is one of those items where you get what you pay for.

Here are 10 Reasons why high-quality paint is worth the money:

  1. Easier application. High quality paints level better and tend to go on more evenly.   Brush and roller marks flow out and become unnoticeable.
  2. Spatter resistance. High quality paints are not as likely to spatter during application.
  3. Concealing capability. High quality paints can usually hide the original wall color and imperfections in less coats, saving time (Labor) and money (Labor and Materials) from needing to apply additional coats of paint.
  4. Touch-up capability. Touch-ups can be done easily and are unnoticeable with high-quality paints.
  5. Stain resistance. Top-quality paints tend to have better grime and dirt resistance and keep dirt from sinking in, making for easier cleaning.  You can wipe the walls, ceilings and trim without harming the finish.
  6. Scrub resistance. These paints are tougher and usually can withstand scrubbing without the surface being damaged or effecting the finish.
  7. Imprint resistance. Shelves, windowsills and other face-up surfaces can gather prints when objects are placed on them.  This problem is significantly minimized with high quality paints (especially eggshell finishes).
  8. Stick resistance. The smooth finish produced with high quality paints allows the paint to be less susceptible to sticking.
  9. Mildew resistance. Mildew resistant agents are much better in high-quality paints. If you don’t want mildew, don’t compromise on paint quality.  Think kitchen, bathroom, laundry room and in some cases garages and basements.
  10. Fade resistance. To ensure your paint color stays just as you want it, use a high quality 100% acrylic latex paint. These paints maintain their fresh appearance for years.

Paint Ovations only uses high quality paints.  Why are there so many different paint choices? Why do the paints range from $20 per gallon to $89 per gallon?

What’s the difference between the $20 paint and the High-Quality Paint?

Longevity

When you decide to use a high-quality paint, you are not only paying for the quality now, you are paying for not having to paint as frequently in the future.  A high-end paint will extend the lifespan of your paint job by up to two or three times. With Sherwin-Williams Emerald, you get a lifetime warranty.

Pigment

Two types of pigments are in your paint. First are “prime” pigments. These provide color and hide. Second are low-cost “extender” pigments. They add bulk to the product, yet add little value.

Higher-quality paints have more prime pigments, which provide easier application, greater durability and better color retention.

Binders

There are a variety of binders in paint. Latex paints contain either 100 percent acrylic, styrene-acrylic or vinyl acrylic binders. Oil paints typically contain linseed oil, soya oil or alkyds. The type, quality and amount of binder affect everything from stain resistance, gloss to adhesion and crack resistance.

Higher-quality binders adhere to surfaces better and provide enhanced integrity and longer-lasting performance. This makes them more resistant to cracking, blistering and peeling.

Liquids

The liquid provides no added performance benefits. It’s simply the vehicle that allows you to get the paint from the can to the surface. Top-quality paints have a greater ratio of solids – pigments and binders – to liquids.

Additives

Additives are ingredients that give paint a specific benefit that it might not otherwise have. Common additives in higher-end paints include:

Rheology modifiers to provide better hide through flow and leveling of the coating.

Mildewcides to keep mildew in check.

Dispersing agents to keep pigments evenly distributed.

Preservatives to prevent spoilage.

Cost per year of service

Before you specify paint based on price, consider this: Lower-quality paints require more coats to cover and, because they aren’t as durable, need maintenance much sooner. This is especially true with exterior coatings.  Paint Ovations only uses Durations and Emerald for a high quality paint.

So, to get a true idea of costs, look beyond the initial price tag and compare the cost per year of service. For example, say you’re painting a home that requires 20 gallons of exterior latex. You have two options:

Buy a lower grade paint at $20 per gallon with an expected life span of six years.

Buy a high-quality 25-year paint at $65 per gallon.

In the first scenario, your out-of-pocket cost would be $400. Since the paint is expected to last six years, the cost per year is $67. In the second scenario, your material cost is $1,300. But because the paint has a 25-year lifespan, your cost per year is only $52.  Plus, the labor savings of applying the paint 4 times.  Which is why Paint Ovations estimates may be a little higher than competitors.  We look at the long-term investment.

On some estimates we may be a few hundred to a thousand higher in our initial bid.  But, when we look at the bids, we aren’t comparing apples to apples.  Those lower bids may be using cheaper product, which in the long run ends up costing you more down the road.

Even if you plan on selling your home before the paints life cycle is up, it pays to go with a high quality paint as it can be cleaned easier, blended if damages easier and makes for a faster, selling home.

By choosing the higher-priced, higher-quality paint, you actually save $15 per year in paint. And that’s just the material cost add labor into the equation and the money you save in the long run increases significantly.

When it comes to selecting paint, quality does matter. Whether you’re looking at interior or exterior paint, and whether you’re considering adhesion, durability or hiding properties, a better-quality paint will give you better service – both short and long term.
